Excellent location, but poor maintenance, comfort and value for larger groups.
3.0Great location in the heart of Shin-Okubo with plenty of restaurants, shops and public transport nearby. The property manager was responsive and check-in was straightforward.
− Advertised for 10 guests but realistically suits only 5 (there were 7 of us). We had no hot water for 2 nights the 24-hour laundromat below was noisy even after 1:30am, and the stairs were narrow and unsafe with luggage. The downstairs bathroom had no lock, there was almost no space for luggage or toiletries, the couch was uncomfortable, the pocket Wi-Fi was unlabeled, so we accidentally took it and had to courier it back, and the flimsy slippers felt unsafe while the floors were sticky without them. We will never go back to this place.

8.0The location is very strategic, near to the train station and restaurant. The sleeping room also has 4 beds, making staying with around 10 people more convenient. Under the property, you can directly wash your clothes since there are 24 24-hour laundry machines.
− There is a laundry under the property, and sometimes at night, the sound of the machine and people talking to each other can be heard, slightly disturbing our sleep quality. The tatami mattress was skinny and may need to be changed with a thicker material to make sleeping more comfortable.
